A family building their own home, and a date they needed to move by, with no appetite for the open-ended timelines the market had offered them elsewhere. The house had to feel generous at ground level without giving up a private upper floor.
They wanted one team accountable for the whole thing: structure, finishes and the interior, rather than three contractors pointing at each other.
An RCC frame on block infill, planned around a central spine so the living volume could run the full depth to the court while services tuck behind it. Grey structure went up under strict supervision, staged and inspected at each pour.
Finishes and the interior fit-out followed straight on from the same team: custom joinery, lighting and material selections specified to read as one scheme rather than a set of separate decisions.
Engineering, project management, construction and fit-out sat with one team, so what was specified is what was built. Payments were staged and agreed in writing before work began.
